Acting on behalf of retaining clients Willis Commercial, via an off market exercise, have identified and negotiated the purchase of two newly constructed commercial units at Broadstone. Forming part of McCarthy & Stone’s new Waterman House complex, the commercial units are prominently located at the junction of Dunyeats Road & The Broadway. The smaller unit is let to Broadstone Stores Limited trading as The Post Office and the larger unit is let to the Bournemouth Coffee Company Limited, a major Costa franchisee. The old post office premises in Dunyeats Road were acquired by McCarthy & Stone as part of the redevelopment scheme and a guaranteed unit in the new block formed part of the deal struck at that time. In the interim, the tenants operated out of a portable cabin in front of the building site. Costa seized the opportunity to relocate from The Broadway to their new premises which offer a greater number of outside seats to the front. The two units collectively produce rental income of £52,500 per annum, exclusive. Broadstone has recently seen the arrivel of Marks & Spencer Simply Food and continues to enjoy strong demand from occupiers. Willis Commercial have recently concluded quite a number of lettings, sales and acquisitions in the town. We have been acting for Costa in relation to the disposal of their old premises in The Broadway and expect to shortly be able to announce the identity of the purchasers who plan to bring a new bar/ restaurant concept to the area.
